At Eastern Michigan University, we transformed student living through an ambitious public-private partnership (P3) known as "Welcome Home EMU." The completed multi-building project delivered two new apartment-style residence halls, Lakeview and Westview, and renovated five existing halls: Downing, Phelps, Seller, Putnam, Walton, and The Village Commons Building. Together, these spaces provide modern living environments for over 2,500 students across 584,064 square feet, creating affordable, technologically-advanced spaces that cater to the evolving needs of today's scholars.

The "Welcome Home EMU" project has transformed student life at EMU. The buildings provide environments that foster community, encourage interaction, and support academic success for the university. From study nooks to social hubs, every space is thoughtfully designed to enhance the student experience and reimagine campus living. Improvements include new air conditioning for comfort, air quality, and efficiency; new finishes in bathroom and community areas; and critical life safety and accessibility upgrades.
Inspire
Recognized with the Partnerships Bulletin P3 Award for "Best Education and Higher Education Project," this initiative has set new standards in student housing. As President James Smith states, "Our students deserve the best, and Welcome Home EMU delivered the best." The transformation is palpable, with students and faculty marveling at the "completely different feel" of both the new and renovated spaces. The buildings are inspiring a new generation of learners in environments where every student can thrive and find a sense of belonging.
